As the Door Technical Lead, you will be responsible for oversight and optimization management of all automatic doors, overhead doors and dock equipment assets. This role requires a strategic thinker with strong technical expertise to drive operational efficiencies, reduce expenses, and enhance asset reliability. You will partner with analytical teams to identify trends, develop cost-effective solutions, and ensure best practices in asset management. You will be responsible for defining and validating technical scopes of work, ensuring alignment with vendors, industry standard requirements, and company objectives. Additionally, you will lead process development, training initiatives, and cross-functional collaboration to drive continuous improvement and operational excellence.
Key Responsibilities
Partner with analytical teams to identify cost-saving opportunities and improve operational efficiencies for door and dock equipment assets.
Develop and implement a data-driven asset management strategy to enhance reliability and reduce costs.
Define, validate, and manage technical scopes of work, ensuring compliance with company standards, vendor agreements, and industry best practices.
Provide expert guidance to field teams, vendors, and internal stakeholders on technical and operational matters.
Lead the development, documentation, and implementation of standard operating procedures, processes, and training materials.
Serve as the subject matter expert, collaborating with a variety of internal teams and external vendor partnerships a to shape maintenance strategies and capital replacement planning.
Monitor and manage spending related to door and dock equipment, ensuring cost-effective and high-quality solutions.
Stay informed on industry advancements, competitor strategies, and best practices to drive innovation and continuous improvement.
Ensure all automatic doors, overhead doors and dock equipment adhere to safety, compliance, and regulatory standards (e.g., AAADM).
Solve complex problems by accurately diagnosing complex door issues, identifying root causes, and developing effective repair strategies.
Adapt to unique challenges and unexpected on-site situations with critical thinking and flexibility.

About You:
10+ years of experience in property management, facility operations, or asset management, with expertise in automatic doors, overhead doors, hollow metal doors, dock levelers, and related infrastructure.
Strong analytical skills, with experience leveraging data to drive decision-making and cost reduction strategies.
Extensive knowledge of technical scopes of work, preventive maintenance strategies, and vendor management.
Familiarity with automatic doors, overhead doors and dock equipment safety standards and regulatory compliance, including AAADM requirements.
Proven ability to develop and implement process improvements, training programs, and operational best practices.
Excellent communication and leadership skills, with the ability to influence and collaborate across multiple teams and stakeholders.
