The VP/Director of Delivery Japan is a leadership role responsible for providing the strategy and optimizing the end-to-end construction process, from Pre-construction (site selection studies, preliminary budgets and schedules, GC selection) to final construction and turnover. This role requires a blend of operational excellence, project management expertise, and strong leadership skills to ensure that the organization consistently meets and exceeds customer expectations while driving efficiency, quality, and innovation.

Key Responsibilities
- Build and lead the construction team in Japan and continuously communicate to the global team
- Responsible for the safe “end to end” delivery of data center construction in Japan, including contribution to site feasibility assessments; external approvals and infrastructure delivery (i.e. services and utilities); scope schedule and cost development;
- Create and implement process for GC, MEP and consultants selection, risk assessments, ongoing project oversight, project controls, etc. Ability to adapt the global standards and process to the singularities of the regions from the technical and cultural standpoint.
- Provide EHS leadership on all projects and in data center industry.
- Identify the org structure needed as the company grows. Recruit the headcount for the delivery department and support recruiting in other functional departments (Design, Ops, Finance, etc). Determine the support needed from consultants and third parties.
- Provide direction and management support to the construction managers in Japan including performance management by designing KPIs. Coordination with other leads in different regions (Brazil, USA, EU, etc). Ability to adapt the global standards and process to the singularities of the regions from the technical and cultural standpoint.
- Actively solve supply chain constraints demonstrating creativity to buy and source in collaboration with Design and Operations peers. Work with Design department to develop the Data Center design standards, and provide cost, schedule and constructability reviews.
- Financial Management of entire project: work with Planning and other eco-system groups to establish project level budgets, while also maintaining local operating budgets.
- Work with global partners to establish and monitor key performance indicators (KPIs) to track and improve delivery performance, such as on-time delivery and cost efficiency.
- Work with global partners to develop and implement global minimum standards to all local vendors, then track and measure their performance.
- Prepare and present regular reports and updates to senior leadership, outlining project status, milestones, and key performance indicators.
- Design and manage Rhythm of Business (ROB) to communicate flawlessly among the organization.

Salary commensurate with experience and background. This position is based in Tokyo CBD (Directly connected to Tokyo Station), Japan.
