The Director of Real Estate Strategy is a key leader of Geicos Real Estate team, reporting to the Head of Real Estate and Business Services. This role is responsible for leading the development and execution of the real estate portfolio strategy, strategic initiatives, and processes. The person will leverage data and analytics to drive decision making, build and create new processes, drive efficiencies, and help align the real estate function with the business. The Real Estate Strategy lead will work in partnership with regional teams and functional leaders to develop the most efficient and high-performance real estate portfolio for Geico.

This position is a hybrid role with locations that include Washington DC, Fredericksburg, VA, San Jose/San Francisco, CA, New York, NY.

Primary Responsibilities:

  • Responsible in building the framework for the real estate strategy and process. Lead the implementation of the framework with each region.

  • Develop, maintain, and champion the use of data analytics and reporting tools to expand the breadth and depth of real estate in pursuit of improved visibility to management, support strategic and tactical decision making.

  • Key leader for Transaction Management, Occupancy Planning, and Lease Administration, managing external vendors.

  • Support business units and regions in setting strategies and goals.

  • Oversee progress of key real estate initiatives.

  • Track decisions and progress connected to the multi-year plan. 

  • Support the Head of Real Estate with analysis, forecasts, and business case preparation for CEO, CFO, and Board meetings.

  • Documenting operating standards and governance processes.

Technical Expertise and Soft Skills:

  • Owned and leased office, industrial and mission critical asset/portfolio strategy.

  • Financial structuring/asset monetization.

  • Collaborate with internal stakeholders to ensure alignment with corporate business strategy.

  • Experience with real estate portfolio optimization strategies, including location strategy, portfolio restructuring & cost optimization, implementation and planning and analytics.

  • Experience with CRE, FM, or workplace business processes and workflows across the corporate real estate life cycle (portfolio management, transaction management, design & construction, space & move management, facilities / amenities management, etc.).

  • Experience with workplace strategy including developing change management and communications plans, working understanding of integrated RE, IT and HR solutions business case development and workplace vision, strategy, design and implementation.

Minimum Qualifications:

  • Bachelor’s Degree.

  • 10+ years of corporate real estate and strategy experience.

  • Keen understanding of real estate financial modeling.

  • Experience leading and developing cross-functional high-performance teams. Experience developing materials and presenting to C-level executives.

  • Track record of process improvement, building operational excellence, and leading organizations through change.

  • Executive presence and ability to influence across all levels of an organization. Creative with a strategic mindset along with ability to turn concepts into action.


 

Annual Salary

$136,325.00 - $212,175.00

The above annual salary range is a general guideline. Multiple factors are taken into consideration to arrive at the final hourly rate/ annual salary to be offered to the selected candidate. Factors include, but are not limited to, the scope and responsibilities of the role, the selected candidate’s work experience, education and training, the work location as well as market and business considerations.
