Position Overview:
In this role, you will utilize spatial analysis and data science techniques to help us make data-driven decisions in market trend analysis, site selection, and investment strategies. You will work with geospatial datasets to uncover patterns and trends that shape the real estate strategy, from development to trade area demand forecasting. This is an exciting opportunity for a data scientist with a passion for real estate and spatial analytics.
Job Qualifications:
Bachelor’s degree or Masters in Data Science, Math, Computer Science, Statistics, Environmental Science, or a related field, required.
5+ years of experience working with spatial data in a data science or GIS role.
Strong understanding of spatial data structures, projections, geospatial algorithms, and spatial statistics.
Proficiency in GIS software (e.g., ArcGIS, QGIS) and spatial databases (DuckDB, PostGIS, GeoJSON).
Familiarity with a modern GIS technology stack (e.g., DuckDB, SpatialSQL).
Substantial experience with programming languages like Python, R, SQL, or similar.
Knowledge of forecasting techniques ranging from time series models to tree-based.
Familiarity with machine learning frameworks (e.g., TensorFlow, PyTorch) for spatial data.
Knowledge of spatial analysis tools and libraries (e.g., PyProj, GeoPandas, Shapely, Rasterio).
Experience with big data technologies (e.g., Hadoop, Spark) is a plus.
Experience with visualization tools (e.g., Tableau, Power BI, Folium, Plotly/Dash)
Location Requirement:
This role is located in Tempe, Arizona. This position is required to be in office 4 days per week (Mon-Thurs); Fridays are optional remote work days.
Key Result Areas (KRAs):
Site Selection: Use spatial analysis to evaluate potential locations for new Dutch Bros shops. Integrate data such as proximity to schools, transportation, and commercial areas to determine the optimal sites.
Geospatial Data Integration: Collect and integrate data from a variety of sources, including zoning data, real estate transaction records, census data, and demographic trends to create a comprehensive understanding of the real estate landscape.
Market Segmentation: Conduct spatial segmentation analysis to identify specific property types or market segments, helping Site Acquisition Managers target the right trade areas.
Cannibalization: Develop a comprehensive model to analyze sales performance before and after shop openings, enabling us to effectively monitor and manage market health.
Demand Forecasting: Build forecasting models to predict future coffee sales, utilizing spatial and temporal data to identify profitable areas or neighborhoods.
Visualization & Reporting: Create detailed maps, visualizations, and dashboards to present spatial insights to stakeholders, enabling easy understanding of complex data and facilitating decision-making.
Collaboration with Real Estate Teams: Work closely with Dutch Bros’ real estate team to guide their decision-making processes with spatial data and evidence-based insights.
Research and Innovation: Keep up with the latest advancements in spatial analysis, machine learning techniques, and real estate trends, bringing innovative solutions to the table for improved decision-making.
Must be able to collaborate in-person with occasional impromptu in-person meetings.

Physical Requirements:
In-Office Environment: Must be able to work in a busy, crowded, and loud office with frequent distractions and interruptions

Office Conditions: Adaptability to typical office conditions, which may include exposure to air conditioning, heating, artificial lighting, and varying noise levels
Mobility: Ability to sit, stand, reach, twist, stretch, and work at a desk for long stretches. Must be able to occasionally move or lift office items up to 25 pounds
Hearing Requirements: Hearing must be sufficient or correctable to ensure clear understanding of spoken information, including participating in virtual meetings and phone calls. Use of hearing aids or other assistive devices is acceptable if needed.
