This includes assisting with the Lease Management System, processing and tracking reconciliations, as well as supporting time-sensitive requests. Key Result Areas (KRAs):<div>Process and track rent and reconciliations:<ul><li>Monthly Rent processing using Lucernex and Microsoft Dynamics software</li><li>Monthly reconciliation of all Rents to the GL System</li><li>Coordination with Accounting team members to ensure timely Check and ACH payments</li><li>Monthly updates to base rents, additional rents, and payees</li><li>Preparing one-off reimbursements</li><li>Ability to calculate CPI Increases, apply CAM Caps, and prepare reconciliations</li><li>Tracking and timely payment of real property taxes</li><li>Tracking and reconciliation of security deposits</li></ul></div><div>Enter and track new leases within the Lease Management System timely and accurately:<ul><li>Coordinate with other departments to ensure critical dates are correct</li><li>Ensure all necessary documents are gathered, complete, correct, and filed</li><li>Set up rent payments in accordance with the lease</li><li>Resolve payee, rent, and other discrepancies</li></ul></div><div>Coordinate, report, and assist with lease processes:<ul><li>Comprehension of FASB lease accounting standard and application for reporting and posting of monthly journal entries</li><li>Research and prepare audit support for time-sensitive requests</li><li>W-9 tracking and 1099 preparation</li><li>Assist team members with lease-related questions and support as needed</li><li>Other duties as assigned</li></ul></div>Job Qualifications:<ul><li>Bachelor’s Degree in a related field, or 4 years of accounting/lease experience required</li><li>2 additional years of accounting/lease experience required</li><li>Experience working with leases in some capacity preferred (lease abstracting, rent payment, lease administration, lease analyst, etc.)</li><li>Ability to read and interpret Leases</li></ul>Location Requirement: This role is located in the Greater Phoenix, Arizona OR Grants Pass, Oregon area(s). Proficiency in written communication is required to handle job-related tasks effectively.</li><li>Vision Requirements: Vision must be adequate or correctable to perform essential job duties, such as reading documents on a computer screen and using other visual tools.
